Pre-Wire Security for
Utah’s Fastest-Growing Communities

Utah is building at a pace few states can match. From Daybreak’s lakeside neighborhoods to Herriman’s hillside estates and South Jordan’s master-planned corridors — Minted Secure partners with builders and developers to get security infrastructure right from the ground up, not bolted on after move-in.

Where Utah Is Building — and Where We Work

From the nationally recognized Daybreak development to the exploding southwest valley communities of Herriman and Riverton, Salt Lake County’s new construction pipeline is one of the busiest in the nation. We work directly with production builders, custom home GCs, and commercial developers throughout the region.

🏠

Daybreak — South Jordan

Utah’s premier master-planned community, with thousands of homes, mixed-use centers, and community buildings under active development. We’re familiar with Daybreak’s HOA requirements, builder standards, and the unique community infrastructure that comes with large-scale planned development.

Active Builder Market

⛰️

Herriman & Riverton

Southwest Salt Lake County’s fastest-growing corridor — hillside custom homes and production communities expanding rapidly up the Traverse Ridge and south along Bangerter Highway. Premium systems for a premium market.

Active Builder Market

🏢

Draper New Development

Custom and semi-custom homes in Draper’s eastern neighborhoods, plus commercial development feeding the Silicon Slopes campus expansion southward from Sandy. Strong smart home integration demand in this market.

🌿

Cottonwood Heights Estates

Custom hillside homes with large lots, complex perimeters, and high-value finishes. Clients expect fully concealed conduit, architecturally flush hardware, and comprehensive outdoor camera coverage of mountain-facing exposures.

🏗

Eagle Mountain Expansion

One of the fastest-growing cities in the country, with massive production building activity. Volume builder partnerships, standardized pre-wire packages, and efficient coordination for high-unit-count projects.

🏚

Commercial New Construction

Retail centers, medical office buildings, industrial campuses, and mixed-use developments throughout Salt Lake County. Early-phase security spec coordination with architects and MEP engineers.

How We Work Through Your Build Schedule

Security infrastructure touches every phase of construction — and getting the sequencing right is the difference between a clean installation and one that requires cutting into finished walls. We coordinate directly with your GC and subs to hit every window.

Phase 1
Pre-Construction

System Design & Permit Documentation

We work with your architect and GC during design development to plan conduit routes, camera positions, panel locations, and equipment rooms before anything is built. This phase prevents every costly fix-up that comes from discovering security needs after framing is done.

  • Camera coverage maps and field-of-view planning
  • Conduit routing coordinated with MEP drawings
  • Equipment room sizing and power requirements
  • Permit documentation for Utah AHJ submission
  • Builder spec packages for production home programs

Phase 2
After Framing

Rough-In: Conduit, Wire, and Boxes

The rough-in window is the most time-sensitive phase — we need to be on-site after framing and before insulation closes up the walls. We pull cable for cameras, access control, alarm sensors, and intercoms, and set all junction boxes to the correct depth for finish hardware.

  • Low-voltage wire pulls (Cat6, coax, power)
  • Conduit installation for exterior camera runs
  • Access control door prep — hinges, strikes, readers
  • Security panel and NVR rough-in locations
  • Coordination with electrician for shared conduit

Phase 3
After Paint / Trim

Trim-Out: Devices and Hardware

After finish work is complete, we return for trim-out — mounting cameras, access control readers, alarm devices, keypads, and intercom stations to the pre-run infrastructure. A clean trim-out requires precise rough-in; when both phases are done by the same team, it shows.

  • Camera mounting and aiming
  • Access control reader and keypad installation
  • Alarm sensor, motion detector, and keypad mounting
  • Video intercom panel installation at entries
  • NVR and alarm panel installation and termination

Phase 4
Pre-Handoff

Programming, Testing & Owner Walkthrough

Before keys are handed over, every system is fully programmed, tested from end to end, and verified against the original design. We walk the owner through live camera views, mobile app setup, access credential enrollment, and alarm code programming — and leave behind documentation for every component installed.

  • Full system programming and configuration
  • Camera angle verification and recording confirmation
  • Access credential setup and mobile app enrollment
  • Alarm zone testing and monitoring activation
  • Owner walkthrough and as-built documentation

A Real Partner for Utah’s Builders

We’ve built our new construction program around the realities of Utah’s production home and commercial development market — tight schedules, multiple GCs, phased communities, and the expectation that every trade shows up when they say they will.

01

Standardized Builder Packages

We create a spec package for your community or project type — one SKU list, one price, reproducible across every lot. No negotiating system by system on a 200-home community.

02

Schedule Reliability

We show up when we’re scheduled. Our crews are direct employees, not subcontractors sourced the night before — which means the same people, the same quality, on every lot in your community.

03

Upgrade Option Programs

We help builders offer security upgrades as a design-center option — camera packages, access control add-ons, outdoor intercom systems — generating additional revenue per home with zero effort on your end.

04

Direct Contact, Not a Call Center

Your project manager has a direct line to our team. Schedule changes, RFI responses, and field questions get answers the same day — not through a ticket system.

How We Approach Every Build

New construction security isn’t just about running wire early — it’s about making decisions at the right phase that result in a finished system that looks and performs like it was designed in, because it was.

🎯

Camera Placement is Architecture

We position cameras based on coverage needs and sightlines, then coordinate with finish details so mounting points, conduit exits, and hardware match the building’s visual language — not just whatever’s easiest to run.

❄️

Designed for Utah Climate

Wasatch Front winters are real. Every outdoor camera, junction box, and conduit penetration is selected and sealed for Utah’s freeze-thaw cycles, heavy spring moisture, and sub-zero temperatures.

📡

Network-First Infrastructure

Modern security systems run on your network. We specify PoE infrastructure, VLAN-ready switches, and dedicated low-voltage panels that integrate cleanly with your home’s structured wiring from day one.

🔌

Future-Proof Conduit

We always run conduit on exterior camera paths and long runs — even when direct burial would be cheaper. When technology changes in five years, pulling new cable through existing conduit beats cutting stucco every time.

🏠

Smart Home Integration Ready

Utah’s new construction market expects smart home capability. We design security infrastructure to integrate with Control4, Lutron, and other automation platforms from the start — not as a retrofit afterthought.

📁

Full As-Built Documentation

Every project closes with a complete documentation package — wire routing diagrams, device locations, equipment model and serial numbers, and configuration files. The homeowner owns that information from day one.
